KODAK, Tenn. (WVLT) – As construction crews near the completion of Covenant Health Park in Knoxville, the Sevierville-Sevier County Joint Venture is nearing the end of its process of finding a new future for the property.

In September, WVLT News used publicly available data to find that the property Smokies Stadium sits on north of I-40 is appraised at more then $20 million.

As of the deadline date, which was Nov. 15, three developers placed bids to take ownership of the property at Exit 407.

Kituwah LLC – Kituwah owns 122-acres at 407, most notably is leading the charge to build the Exit 407 Gateway to Adventure across the interstate.

TORG Real Estate – TORG’s proposal outlines the traffic issues in other Sevier County cities, and says this would offer people a reprieve from them. Additionally, the proposal outlines the desire to build a mixed use facility, including workforce housing, a hotel, retail, food and drink offerings.
